Summary

The residential property market is going through an extremely challenging period. But the problem isn’t simply whether people want to move. The bigger issue appears to be converting that desire into completed transactions.

Mortgage affordability, consumer confidence, stamp duty, lengthy transaction times, broken chains, delayed completions and a fragmented process all play their part. At every stage between deciding to move and receiving the keys, potential transactions can be delayed, abandoned or lost.

When that process fails, the consequences ultimately reach the removals industry – uncertain dates, late changes, crews waiting for keys, vehicles standing idle and businesses absorbing costs created elsewhere in the transaction.

Rather than another debate about who is to blame, we want to bring the different parts of the home-moving chain together and ask what we could collectively do better, with the discussion built around three key questions:

1. What can Government do?

Could policy encourage greater mobility and consumer confidence? Should Stamp Duty, downsizing incentives and wider home-moving reform be part of the conversation?

2. What can the wider property industry do?

Can estate agents, conveyancers, lenders, surveyors, technology providers and removers collaborate better, share information earlier, reduce duplication and create a faster, more transparent end-to-end journey?

3. What can the removals industry do for itself?

We cannot control interest rates, taxation or the housing market – but what can we change? Can we plan better, improve communication and efficiency, embrace appropriate technology, stop absorbing unnecessary costs and better communicate the real value of professional removers?Details to follow shortly
